City of Toronto May Pass New Policies to Regulate Tall Building Setbacks in the Downtown
On September 7, 2016 the Toronto and East York Community Council will resume a public meeting that was adjourned on the following item:
TE 18.7 Final Report - TOcore: Updating Tall Building Setbacks in the Downtown - City-Initiated Official Plan Amendment and Zoning By-law Amendments.
Through this item, the City’s Planning Division is recommending that the City update the policies and performance standards for setbacks for tall buildings in the Downtown. These setbacks are specific to the tower portion of a tall building.
Tower separation is currently evaluated through certain built form policies in the City’s Official Plan, the City’s Tall Building Design Guidelines and the City’s Downtown Tall Buildings: Vision and Supplementary Guidelines. City staff is proposing to amend the City’s Official Plan, Zoning By-law No. 438-86 and Zoning By-law No. 569-2013 to explicitly regulate tower separation.
The proposed amendments include amending the City’s zoning by-laws for tall buildings in the Downtown to add a 12.5 metre separation distance from the lot line beginning at the height of 24 metres.
